Professional painter and decorator working at a UK home

How do you compare decorating quotes that are not like for like?

Start with the work behind the total. One decorator may have allowed for stripping wallpaper, filling and sanding, while another has priced painting an already prepared surface. Ask each person to use the same room list, preparation and finish, then get any differences priced in writing.

A checklist for comparing decorating quotes
CheckWhat to ask
SurfacesAre walls, ceilings, doors, frames and skirting all included?
PreparationDoes the quote cover removing wallpaper, filling, sanding, stain treatment and any separate repairs?
Paint or wallpaperWhich products and finish are included, who supplies them, and how many coats or rolls have been allowed for?
Protection and accessWho moves furniture, protects floors and provides access equipment if it is needed?
The finished jobAre clearing up, waste removal and agreed touch-ups included?
The totalIs VAT included where applicable, and are there any provisional amounts or exclusions?

An example: the same room, different work

Quote A covers painting the walls after you have removed the old wallpaper. Quote B includes removing the wallpaper, preparing the walls, painting the ceiling and finishing the woodwork as well.

Put the differences into a short list. If you want the work in Quote B, ask the first decorator to add those items. If you only want the walls painted, ask the second to price that smaller job. Compare the revised written totals once both descriptions match.

Details that help a decorator price the job

List the rooms or outside areas, the surfaces you want finished and their current condition. Rough dimensions help at the enquiry stage; the decorator may still need to inspect and measure before confirming a price.

  • Say whether there is wallpaper to remove, peeling paint, staining, cracks or damaged plaster.
  • Describe the colours and finish you want, including any substantial change from dark to light.
  • Mention doors, skirting, fitted furniture, radiators or other details that affect the work.
  • Say whether the room will be empty, who can move furniture and when it needs to be usable again.
  • If you already have paint or wallpaper, give the product details and quantity so the decorator can check it is suitable.

What changes the price?

Preparation, the condition of the surfaces and the amount of detail can make a large difference. A room with damaged plaster and wallpaper to strip involves more work than sound, painted walls. High ceilings, difficult access, detailed woodwork and specialist finishes can also affect the time and materials needed.

Ask whether repairs are part of the decorating work or need another tradesperson first. If the condition underneath wallpaper is unknown, agree how unexpected work will be discussed and priced before it goes ahead.

Who should supply the paint or wallpaper?

Either arrangement can work if it is clear. If the decorator supplies it, ask for the product, colour and finish to be written into the quote. If you supply it, check the quantity, suitability and delivery date with them before buying. Agree who deals with missing materials and any unused items.

Before you book

Confirm the start date, expected duration and how the rooms can be used while the work dries. Agree protection for floors and furniture, daily tidying and what the final check will cover. Keep the scope, total and payment arrangements together so you can refer back to them.
